When a carpenter says a frame is built “to AS 1684”, here is what that actually means, and why the standard exists in the first place.
What AS 1684 is
AS 1684 is the Australian Standard for residential timber-framed construction. It is the referenced document the National Construction Code points to for how a timber frame is designed and built: what size members to use, how far they can span, how they are spaced, and how the whole frame is held together against gravity and wind.
In practical terms it turns “will this hold up” into span tables and fixing details a carpenter can build to and a certifier can check.
Spans, sizing and spacing
The standard sets out how far a floor joist, a bearer, a lintel or a rafter can span for a given timber size, stress grade and load. Get the member size and spacing right and the frame is stiff and quiet; get it wrong and you get bounce, sag or cracking down the track. The span tables are where a lot of the thinking happens before a single length is cut.
Tie-downs and bracing
Australia gets serious wind, and a light timber frame has to resist being lifted and racked. AS 1684 covers tie-down, the straps and brackets that hold the roof to the walls and the walls to the floor, and bracing, the panels and braces that stop the frame leaning over. Both are sized to the wind classification of the site, which matters on the coast.
Square, plumb and true
None of the code helps if the frame is out of square. A frame set out plumb, level and true is what lets the roof, the cladding, the windows and the linings all go on cleanly afterwards. It is also what a frame inspection is checking. Framing is the stage the rest of the build is measured from, so it is worth doing slowly and getting right.
Framing to AS 1684 is the baseline, not the selling point. The difference on site is a frame that is genuinely square and true, set out so every trade after the frame has an easy job.
